Pottawatomie County Housing Report: October Sales Decrease 17.4% Year-Over-Year

Home sales in Pottawatomie County decreased 17.4% in October 2025, totaling 19 closed transactions compared to 23 in October 2024, per the latest report from the Flint Hills Association of REALTORS®. The report, prepared by the Wichita State University Center for Real Estate and released on November 7, shows total sales volume fell 21.5% to $5.9 million, despite a 1.7% year-over-year rise in the median sale price to $300,000.

Homes that sold in October spent a median of 36 days on the market, a 20% increase from 30 days in the prior year, and closed at 100% of list price. The median sale price as a percentage of original list price was 98.8%.

Active listings at the end of October reached 52 units, up 4% from 50 units a year earlier, yielding a 2.3 months' supply of inventory—an increase of 9.5% from 2.1 months. The median list price for active homes was $347,500, reflecting a 4.7% year-over-year gain. New listings totaled 30, unchanged from October 2024.

Contracts written in October numbered 16, showing no change year-over-year, while pending contracts at month-end stood at 25.These metrics indicate steady price growth alongside a modest expansion in inventory, offering additional choices for buyers in Pottawatomie County areas such as Wamego, Manhattan, Westmoreland, and St. George.

Nationally, existing-home sales rose 1.5% in September 2025 (the latest available data) to a seasonally adjusted annual rate of 4.06 million units, the highest since February, though still 2.5% below year-ago levels.

The national median sales price was $415,200, up 2.1% month-over-month, with inventory continuing to grow for the 24th consecutive month but at a slowing pace, exceeding 1 million homes for sale.

The 30-year fixed mortgage rate averaged 6.22% as of November 6, up slightly from recent lows.
